Our daughter booked this hotel for our Ruby Wedding Anniversary. She chose very well as the location was ideal, just being a short walk away from Princes street and the castle. The staff were very helpful and attentive. We really enjoyed the breakfast and the service was excellent. Our room on the third floor was very clean and had a brilliant view over Edinburgh.
This place was aweseome. The staff was always willling to go the extra mile. We got in very late and even though the bar was closing she took the time to ensure that we had some wine nad cider for the night and was extremely patient as my wife had been up for almost 48 hours. The room was small, but we loved it as we were there to sleep and shower. BUT THE FOOD! It as so good i was saddened when we checked out to know that breakfast was done. The haggis was so good, i ate my wife's every time. They potatoes were also delicious. Food was always hot and served with a smile. This destination is definitely saved for future use. We loved strolling along the streets looking at all the history from our B&B to the heart of Edinburgh. If considering, just do it. YOU WON'T BE SORRY.

THE AVERON GUEST HOUSE REVIEWS
Cosy and lovely stay at the Averon Guest House, history filled place, with the most kind host. Alan Cran, such a great man he is. Amazing opportunity of meeting him, and being able to experience one of his Live Music Nights, where he sung traditional scottish songs, while he told amazing stories of his country and he showed us beautiful videos of it too. Nice accommodations, good bed and spacious room. Ok bathroom, clean and nice warm water. Overall, great experience, when we come back to Edinburgh, we will surely be staying there again!
We stayed at Averon Guest House from 27th April til 4th May for a family holiday und it was the perfect accommodation. The house was historic and has one of the oldest gardens in Edinburgh. The room was nicely furnished and matched the flair of the house. In the morning there was a lovely prepared continental breakfast available with handmade cake! In the evening you could listen to Live Scottish Music by Alan Cran with movies and pictures of Scotlands beautiful nature, castles and Edinburgh of course! We can definitely recommend this accommodation and we will be back for our next trip to Edinburgh for sure.
It was a really lovely stay for me and my friends. The rooms are clean and neatly arranged. They are ready to help with anything. Even the Scottish music played at night was fabulous. Thanks alot will definitely recommend to all!!

Nice bed and breakfast right off a busy thoroughfare in Edinburgh. The bathroom has been recently updated. Watch when you leave, the doors are heavy and require a bit of assistance from slamming. Being picky, the carpet in our room was a tad stained and the bath towels are pretty average size (admittedly I require a larger towel). Be prepared for the stairs, can be a nice workout if you get your mind right. We would stay again.
Overall great experience. Property management was very communicative. The room was clean and ready to go when we checked in. Easy instructions for accessing the building. Would stay at this property again.
Location is perfect. Clean, spacious, comfortable. The bed is beyond expectations! Just one thing: the plates were missing, just cups and glasses were available. Rest just perfect!
